No, we cannot replace "Eeyore a house" with "Eeyore's house". The reason is that "Eeyore's house" is a possessive and since the house does not yet exist he cannot own it. "A house" is much better in this case to speak about something that does not yet exist. Ex: I'm going to buy Sam's book. (Sam already owns the book and you want to buy it and make it yours). Ex: I'm going to buy Sam a book. (Get a book for Sam.)
