I've heard many times of natives speakers saying "here you go", "there you go", "here you are". All these are synonyms?

Kind of! There could be times someone says "there you go" instead of "here you go," but the main difference is that "here you go" is used when directly handing something to someone or you're directly involved. "There you go" is used when the individual is not directly involved. So it could be in the context of other people, the other person, or external factors. Ex: Here you go, enjoy the pizza. Ex: You said you wanted pizza, right? Well, there you go, there's some on that table!
