The two words can be used almost interchangeably. "Located" refers to where something is. "Situated" is a bit more specific and usually refers to an environment rather than just to an address. "Located" is a little more commonly used as it is less formal than "situated". Ex: Located The hotel is located between Dam Square and Central Station. Our office is located in midtown Manhattan. Ex: Situated The building is situated in the bad part of town. Situated above the valley, the house offers beautiful views.
